TOURING A LUXURIOUS TOLL BROTHERS MODEL HOME

a [Music] hello everyone and welcome to another episode of inside Houston real estate my name is Lance Basel with the Bas Real Estate Group and today we are filming out in Sienna which is a beautiful master plan Community located approximately 30 minutes west of Houston and we're going to tour a phenomenal Toll Brothers model you'll definitely want to stick with me until the end because we're bringing on one of their top sales associates Fred Jones who's going to tell about some amazing opportunities they have here remaining as well as their incentives and also why so many people want to move to Sienna so let's get this tour [Music] started so welcome inside before we continue with the tour let me give you the specs this is known as the Carmen model and is one of six floor plans that's offered here in the 70t section of Sienna the base price of this model is $723,000 model so it does come with some significant upgrades they have added not only a media room with an additional bedroom and bathroom so this home has featured today is five bedrooms 5 and 1 half baths with all of The Decorator touches the upgrades the additional structural upgrades this home is priced a little bit over 900,000 so let's continue with the tour okay so immediately to my left you have your study SL office you have French doors here which is nice nice chandelier keep in mind like I said this is a model so you would be making your own selections also in the entryway here they've done some nice trim work along the wall here I do want to point out that there is some crown molding along the top here that is a unique touch cuz you don't often see that and coming further into the home will immediately shoot down to the left because there's a nice guest Suite here so Morgan Follow Me This Way in fact I'll let you go inside and an adequate size guest Suite it has an on Suite bathroom I would like to point out that they have chosen quartz countertops very nice Cabinetry and then take a look at the tile surround that goes all the way up to the ceiling in the tub shower area in addition there is also a walk-in closet in here as well so this is a nice area for guests or even a permanent bedroom for people who are still living at home follow me this way morg all right so as we move into this open concept living area the highlight of this room has to be this amazing bated ceiling the wood beams the wood paneling going across that really defines this space you have a beautiful chandelier that is centered over the area and folks this is a pretty nices siiz living area you have a sofa that seats three you have another love seat you have a couple of chairs a very large coffee table perfectly centered in the room this is a very nice presentation you also have the fireplace what I like about the fireplace here is it is in the center of the room a lot of homes that we tour have a fireplace that's in a corner making it hard to situate your furniture but this is really nicely done I like this mantle that surrounds it and it's slightly suspended but also take a look at this tile that goes all the way up to the ceiling this is a beautiful presentation very Tastefully done and as we work our way around the living area you'll notice there's a nice credenza here they put art going all the way up practically to the top of the ceiling here and you also have three sliding doors here glass sliders that lead out to a beautiful backyard which we'll get to a little bit later on in the tour but Morgan let's head towards this kitchen I love the color tones that they use in here it's just nice and neutral very light I love it take a look at this free refrigerator these are gen air appliances and this is the first I've seen as far as refrigerators if you take a look at the inside of the refrigerator it's black I have never seen that Morgan have you seen a refrigerator like this before I haven't I think it's very modern yep I like it very nice you have cabinet tree that goes all the way up to the ceiling they even did some molding crown molding that wraps around the top which is a nice touch moving more into the kitchen you have your double oven right here and over here to my left you have your coffee bar area additional cabinets you have the upper cabinets as well and here to my right there is a pantry they're using it for storage which is to show you where the pantry is located so that should be adequate space for most folks and then as we work our way into the kitchen let's talk about this beautiful court site Island waterfall Edge on it this is a really nice presentation also take a look at these four pendant lights in most homes you're going to see three so they went the extra yard and put in a fourth pendant light and you have a deep basin sink here single Bowl which is nice and take a look at how the hardware here literally matches the hardware on top of of the pendants and at the ceiling it brings this whole Space together and Morgan if you come around this way I'd like to point out the trim here around the cabinets the hardware is nice the drawers the Cabinetry is very nicely done this is benedettini cabinets as well which is a very nice cabinet maker you have your dishwasher here take a look at the way they frame the vent Hood this is nicely done same cabinet colors it all comes together beautiful six burner cooktop here I mean I really like the presentation the other thing I want to point out is that your backsplash here that goes all the way up you'll notice that it goes all the way to the end of the dining room from floor to ceiling that is the first time we've seen this on the channel so The Decorator is really showing you what the possibilities are for this space a gen air microwave I've fallen in love with these microwaves cuz they are on a push button I think the last two homes we featured had this on them that's pretty cool I love these gen air appliances and then here on the side of the sink you have another little cabinet so they didn't waste any space here it's all usable very nicely done this dining area has seating for eight another thing I like that they did here is notice that the the hardware on these light fixtures match matches the top of the pendant lights it matches the hardware on the drawers and the fact that they chose to do two light fixtures hanging down instead of one big one I just think it's Unique it's something different that we don't typically see then also on this side of the dining area you have three sliding doors so the presentation of a lot of Windows really allows for a lot of natural light to come inside and no matter where you're seated whether you're in the dining room or if you're in the family area the living room you have a nice view towards the backyard I love the presentation with the perlar in this backyard so Morgan stepping out on his cover patio you'll see that it is quite large you have a table here that will easily sit eight people you might be able to go even bigger you have your outdoor kitchen here refrigerator take a look at the vaed ceiling here here really nicely done and standing from where you are Morgan it really gives our viewers a look towards the house with all of the sliding glass doors wrapping all the way around this is beautifully done you also have a sink here so a full outdoor kitchen and then folks you can see this is a 70ft lot so you can do whatever you want to if you wanted to put a pool here there's plenty of room to do that they chose to put this nice pergola here with the fountains on either side I really love this backyard it is beautifully landscaped now keep in mind once again this is a model home so the Landscaping that you choose to do in the backyard is going to be what you come up with your landscape architect but this is very nice very nicely done the other thing I'd like to point out is a lot of Builders will not do brick going all the way around the home so Morgan if you face towards the home there and give our viewers a lot of times what you'll see here is the Hardy plank siding so here you have full brick really nice you also have down lighting up below the gutters very nicely done beautiful [Music] backyard okay so before we get to the primary bedroom there are a couple of little areas I'd like to point out this being one this is your garage door where it comes in from outside and you have your mudroom area here you have some shelving oh look at this Morgan it looks like people who are purchasing here are getting gifts from Tiffany oh I doubt it but anyway it's a nice little you get decorator touch I probably started something to BR is going to be mad at me now but this is your Powder Room Morgan I'll let you go past me here and it's just nicely done you have tile that goes all the way up to the ceiling from the floor nice Cabinetry nice quartz countertop Perfect all right so follow me this way and as we enter this wing of the house before we get to the pring bedroom you have a very nice laundry utility room Morgan I'll let you go inside but folks what I want to point out in here is that on either side they did the tile basically all the way up to the ceiling you never find this in a laundry room so you have plenty of cabinet space on both sides tons of cabinet space and you have a nice sink here I love the hardware notice how the hardware here the door pulls match the faucet here this is just a nice presentation once again and this room also had a refrigerator so if you have a lot of food and you need that additional refrigerator space it's here in your utility room all right coming this way just outside the primary bedroom this is a nice little area here for people to do work if you work from home you can set up your laptop all of your computer equipment here it's separated from the rest of the house and I imagine if you wanted to at some point if you wanted to put a door here you could but this is a great area cuz a lot of times you find these areas pretty close to the living room and there's no privacy so this is nicely done so follow me this way morg what I'd like to point out here as you see they have art hanging on each side but these are large walls so it's a great place to put some of your artwork as you enter the bedroom the first thing that I noticed one is the chandelier that they chose here it's really nice but take a look at the wood beams on the ceiling you do have a tray ceiling which is nice and I would like to point out the wood and the trim work that they did on the headboard wall now keep in mind these are decorated touches obviously but you also have crown molding wrapping around and then I love the fact that you have three larger Windows here that also present to the backyard so bringing a lot of natural light and it's really nice nicely done all right let's head into the primary bathroom me to my right there is a linen closet here but this is just a nice presentation you have dual sink areas point out a couple of nice touches if you take a look at the quartz countertops here the vein that runs through the quartz countertops is really picked up by the choice of Hardware that they used here as well as the frame of the mirror it all comes together really really Tastefully done a nice size Standalone tub with a picture window here now obviously this is your bathroom you may want to do a fored glass or some type of tint there or some type of window treatment would be great you have your additional sink area here to complement the other area and over here on my right you do have a nice walk-in shower very nice size mud set tile this really comes together quite nicely how do you like this bathroom organ I like it it's very clean and neutral and I think it's beautifully done yeah also you have a window here which is nice to bring some more natural light in and your water closet is here to my right now coming back out this way we're going into the closet the master closet and nice size closet this is kind of interesting the fact that they hung a chandelier here instead of just a in mounted light so it's a nice little presentation uh I imagine people who purchase here they're probably going to bring in a custom closet uh company to really do this the way they want it but it's nice as it is included yes okay follow me this [Music] way and as we leave the primary bedroom area I do want to point out that you have another large wall here so if you have additional art family portraits whatever this is a great place to hang [Music] them as we head up to the second floor I do want to point out that you have wooden stairs but also they painted the back of the stair is white it really gives a lot of nice contrast Morgan I will meet you up at the top on the second floor all right as we're coming up onto the second floor I do want to point out here on my right you have a nice chandelier that hangs down basically in the hallway area here alongside the stairs and this initial room is really a game room so you can see how they set it up here it faces towards the front of the house feels like a has a really nice off feel to it just perfect and then here you have one of your three secondary bedrooms here on the second floor and Morgan I'll let you go inside and into the on Suite bathroom they did the surround tile all the way up from the tub all the way up to the ceiling this is perfect for a kids room it's so interesting I think about when I grew up up many moons ago how the only bedroom that had its own on Suite bathroom was typically the master bedroom so things have come a long way so let's work our way this way and as we leave the game room area we head into this part of the house where you have your additional two secondary bedrooms but here my left is your media room and you can see this is nice there is surround sound speakers in the ceiling large enough wall to put a huge TV there and here you have seating for six seven people easily or more depending on how you want to set up this room so this is nicely done and then to this side you have a full bathroom here which would be great when you're entertaining in the media room and then this room here they're showing it as an office but this is another bedroom it does have a walk-in closet and coming out of this bedroom you have your third secondary bedroom on this floor right here really nice size has a walk-in closet as well as an on Suite bathroom [Music] with the additional upgrades here being the media room as well as the additional bedroom and full bathroom this home comes in about 4200 Square ft the home base starts at about 3700 so an additional 500 square ft I think is really nice gives you a lot of nice areas and a lot of nice space for this home and as I mentioned when we first started off that stick with me to the end because we were going to get together with Fred Jones who's one of the sales consultants for Toll Brothers and he's going to tell us a little bit about what makes Sienna such a special Community why people are moving here he's also going to talk about the incentives as well as the remaining opportunities they have here in the 70 foot section well finally we got to the end of the presentation but as I promised earlier we wanted to introduce you to Fred Jones he's one of the top sales associates with Toll Brothers here in Sienna and he represents this beautiful Carmen model but the reason I wanted to speak to him is because he is the expert on this community so I'd like him to share with you some of the attributes of Sienna and why so many families are moving here oh thank you Lance so many people love sand because 27 years we've been here 27 years Sienna there's Stables there's poos nine poos there's 16 Parks there's walking trails there's a sunmill lake club which has a big Lagoon now lovely Lagoon there's so many things to do pickle ball is coming in pickle ball is coming in all kinds of other things for families young and old you can enjoy this place wow so you mentioned families what about the schools because a lot of people look at Master plans they want great schools for their kids so for Ben schools are the the top schools they're here we have it from the Middle Schools elementary schools the high school new new high school Crawford Crawford High School okay just open up so that's beautiful school we also have what oh we have acmis for private schools as well nice so there schools and oh and the superintendent of for BS schools happened to be here oh and so he's enjoying his home so I think you actually sold it to him yes yes and he's loving his to Brothers right so folks that says a lot about the school district when the superintendent of Fort Ben schools actually resides here in Sienna that's that's quite impressive now Toll Brothers has had a name for I don't know 50 years oh my goodness uh to Brothers it started in the 60s and and as I said when 27 different states and I love when people from other states come here and say I love to Brothers I've seen it here I've seen it there I've seen it in Boston and Philly and I love what you're doing and to come and see the homes in here in Houston they blow they're Blown Away blown away right I I reside in Vegas started my real estate career in Vegas for 20 some odd years and toe Brothers always had the best models in Vegas and it's probably throughout the country wherever you go toe Brothers going to have a very very nice model now here in Sienna I know cuz I was on the new home sale side like you are for many years and all Builders have incentives they typically have a lender that their buyers can work directly with um can you tell us a little bit about the incentives that are being offered here in Sienna of course of course now incentives do change currently in our new section and we have a new section currently in the new section I can offer like $60,000 towards the design studio upgrades wow and you can use that for structural upgrades as well so that's a nice little incentive and then and that could change so okay and for what our lender told Brother mortgage company we get $115,000 for using our lender and is that separate from the $60,000 yes that's impressive folks usually they they take that incentive and it's kind of an either or you can apply it towards you know Design Center upgrades or structural upgrades or you can use it towards the finance end of the company but to have a separate 60,000 for design and structural and then to have an additional 15 for the lender you don't hear of that too often oh thank you thank you for saying that and it helps a lot of folk it really does so right so folks keep in mind that 15 I'm assuming and correct me if I'm wrong you can take that you can buy the interest rate down or use it towards closing costs yes you can buy the the the the points you can use it towards closing cost but that's only for using our lender right okay if you go outside we can't can't give you that 15 yeah why would you right right using somebody else yeah so Builders love to incentivize you and I will tell you this from experience a lot of times people want to use an outside lender because it's a relative or a friend of the family or what have you but my experience is there are a lot of great outside lenders sometimes they take longer to get the deal done but more importantly a lot of times because they take longer it really prevents you from getting into your home a lot sooner or as quickly as you'd like to get into the home and also 100% of the time I promise you this whenever there's a problem at the end when you're about to close on your home it's always an outside lender it's never the in-house lender because they have to be accountable to the Builder so that's a point point I wanted to bring out now last thing Fred you did mention you have a new section just recently opened how many Lots do you have okay so the new section we just opened that up maybe 3 weeks ago already sold two lots we have 12 we' sold two so we're down to 10 and uh it's it's looking promising also the day looks promising so come come fast come fast cuz they're going fast right back we had to sit around a little bit because he had a couple in here that he was working with so we had to delay this portion of the tour or wait for him to complete what he's here to do which is sell homes that's right that's right sell homes right right so I'm trying to think is there anything else you want to share about uh toe Brothers Sienna um oh quick moving homes do you have any homes that are ready now cuz sometimes people say hey I'm in a rush I want to get it now before the school year starts they don't necess have time to build do you have any inventory at this time I wish I could say yes but I sold my last inventory home a couple of weeks ago congratulations thank you thank you so but we will have maybe three coming online towards the ending of of this year or the beginning of the year okay and then for people who are going to build cuz that's pretty much the opportunity you have now what is the process like do they they pick a lot I'm assuming they pick an elevation and after they've done that is there a Design Center that they go to to pick all of their interiors and how does that work okay so you you're right you pick your lot you put your elevation uh of course that's a what we have is a check a reservation check that we hold that lot for 7 days as we're working out the details that check is not deposited cash if you don't want to go for it I give you a check back if you want to go for it I give you a check back but I calculate that $1,000 with the earnest money okay and speaking of earnest money what is your earnest money is it a percentage or a flat amount it's a it's a percentage so in our 70 foot homes earnest money is 5% of the base price okay 20% of structural upgrades and then 20% of the lot premium if there's a lot premium okay and that totals the earnest money which is due at the time of contract okay great man I I appreciate you FR thank you man I think this has been good Lance yeah I'm happy because you know although I've been doing this for years I don't know his product and his incentiv like he does so it's always best to bring in the expert at that Community folks get out here see Sienna is a huge master plan and what is the the lifeline or what's ahead of Sienna is it another 5 years 10 years so we're told that we can build to 2030 oh wow so 2030 Santa should be finished complete right so folks six years of your life is going to go by really fast so and I don't try to give people a false sense of urgency but if you can do
